SOUTHLAKE, TX — HREA | Healthcare Real Estate Advisors is pleased to announce the sale of a 27,793 square foot outpatient healthcare portfolio in Southlake, Texas. The transaction includes a 16,745 square foot Medical Outpatient Building (MOB) and an adjacent, 11,048 square foot Ambulatory Surgery Center (ASC), both fully leased to nationally recognized operators delivering outpatient gastroenterology care. The properties are located in one of Dallas-Fort Worth’s most affluent and supply-constrained suburbs, just two miles from Baylor Scott & White Medical Center – Grapevine.
The MOB is occupied by GI Alliance and affiliated physicians. The adjacent surgery center is owned through a partnership between Baylor Scott & White Health and United Surgical Partners International (USPI), with alignment from the same physician group.
GI Alliance is the largest independent gastroenterology practice in the U.S., supporting over 900 physicians across approximately 345 locations in 20 states. The organization recently merged with Cardinal Health (NYSE: CAH)—a Fortune 20 healthcare services company with over $150 billion in annual revenue and a 'BBB' credit rating from S&P.
Baylor Scott & White Health is the largest not-for-profit health system in Texas and one of the largest nationally, with more than 50 hospitals and over 1,200 access points. The system holds an AA- rating from S&P and continues to expand across the region through strategic investments in outpatient infrastructure and joint venture partnerships.
USPI, a subsidiary of Tenet Healthcare, operates the largest ambulatory surgery platform in the U.S., with more than 535 surgical facilities nationwide. USPI partners with over 50 health systems and thousands of physicians to deliver high-quality, lower-cost surgical care across a broad range of specialties, including gastroenterology.
