Cardiology ASC & MOB
HREA | Healthcare Real Estate Advisors is pleased to announce the real estate sale of an ASC and two affiliated medical office buildings (“Portfolio”) located in Manhattan, KS.
The outpatient surgery center was recently constructed in 2017 and is occupied by the physician-owners. The ASC is the only surgical facility of its kind within a 100-mile radius that performs cardiac and vascular procedures in an outpatient setting.
The ASC consists of one (1) operating room, three (3) pre-and postoperative bays, as well as a newly added outpatient cath lab. The ASC is adjacent to a two-story medical office building as well as the single-story affiliated multi-specialty MOB, providing a convenient campus-like setting for its patients and comprehensive care across an array of services and specialties, including primary care, cardiology, peripheral arterial disease, vein care, nutrition, and pediatrics.
The transaction was structured as a sale-leaseback, enabling the physicians to take advantage of favorable market conditions but also provide the physicians with long-term control through multiple lease extension options and the ability to continue to build out and expand the campus and services offered.
